What is the Buy Back Guarantee?
Program Basics
The fundamental premise is simple: If the inspector misses anything during the inspection, as per InterNACHI’s Residential Standards of Practice, InterNACHI will buy the home.
Eligibility and Conditions
- The guarantee is available exclusively for primary residences.
- It applies to inspections performed by participating InterNACHI Certified Professional Inspectors®.
- The program is valid for the first 90 days after the home purchase.
Important Considerations
- The home must be the buyer’s primary residence.
- Material defects not present at the time of inspection are not eligible for buy-back.
- The guarantee doesn’t cover issues outside InterNACHI’s Standards of Practice, such as termite infestations, mold, or structural issues.
Process
If a qualifying issue is discovered, the homeowner must contact InterNACHI. The organization will then purchase the property at the full price paid by the buyer. However, it’s important to note that there may be additional costs involved in the transaction, such as realtor fees and other selling expenses.
