Meet your inspector
Hi, I’m Chase Cohrac.
I live with my wife and two kids in Texas County, MO, and we love it here. I love the outdoors and the opportunity to go enjoy the Big Piney River seems to present itself on a regular basis. I have an awesome little border collie who inspired the business logo. Most importantly I am a follower of Jesus Christ. Everything I do revolves around my faith, which is why I desire to be a “Good Sam” to all of my Missouri neighbors.

A home inspection involves a thorough visual assessment of a property’s key structures, systems, and components that are readily visible and can be safely accessed. Given that purchasing a home is often the most significant investment in someone’s life, a home inspection is crucial. My role is to identify and record defects that might not be immediately apparent to you as a potential buyer. These issues can vary widely; from minor repairs or replacements, to more serious problems involving safety hazards or substantial damage. By uncovering these defects, the inspection provides valuable information to help you make an informed decision about your prospective home purchase.

– The home must be listed for sale with a licensed real estate agent.
– The Guarantee excludes homes with material defects not present at the time of the inspection, or not required to be inspected, per InterNACHI’s Residential Standards of Practice.
– The Guarantee will be honored for 90 days after closing.
– InterNACHI will pay you whatever price you paid for the home
